Purchase
Whether you are buying your first home or an investment property fixer-upper, Connecticut Title & Escrow brings with it forty years of experience to guide you through the closing in an easy to understand manner. The process begins at your initial consultation where the firm will present its standard engagement letter, review the purchase and sales agreement, and provide a thorough but simple to understand breakdown of a purchase closing. Of course, the firm will disclose to you at this consultation its flat closing fee and designate plenty of time to answer all of your preliminary questions.
Additionally, if you haven’t done so already, the firm can help you pick a mortgage lender/ broker. After the initial consultation, the firm will keep you updated on the progress of your purchase and of course an attorney will always be available on the phone or through email to answer your questions and/or provide you with assistance.
Sale
Depending on how long you have owned your home, you may or may not remember the purchase process. Along with all of your paper work, you also had to secure a lender, purchase home owners insurance coverage and purchase title insurance. Selling a home is completely different.
Since selling a home is much less intensive then buying one, our clients only need to appear in our office twice. Once to sign the Purchase and Sale Agreement and disclose our flat fee, and a second time to sign the Deed and final paper work. Everything else can be done electronically or over the phone. Sometimes a Seller may wish to have the entire process done through a power of attorney and Connecticut Title & Escrow can accommodate that request easily.
Refinance
The steps involved in a refinance are nearly identical to those involved in a purchase. Once again the entire process begins at your initial consultation where the firm will introduce you to the individual steps involved in refinancing your property in Connecticut. The firm will disclose to you its flat closing fee, the firm will re-introduce you to the closing process, and the firm will answer all of your preliminary questions. Additionally, if you haven’t done so already, the firm can help you pick a lender/mortgage broker and of course one of the Attorneys will always be available on the phone or through email to answer your questions and/or provide you with assistance.
